Yes! All homes at Hidden Creek come with yards.

Tours are available in person, virtually, and through self-guided options.

To apply for a home, select your desired floor plan on our property website under the Floor Plans page and complete your application online. Once the application and required fees are submitted, the home will be taken off the market, and our team will keep you updated throughout the process, including next steps such as submitting proof of income and verifying your move-in date.

All applicants must present a valid driver’s license or other government-issued photo identification along with acceptable documentation such as a Social Security number or approved immigration documentation. Income must be verified at three times the monthly rent.

Yes. Renter’s insurance is required with a minimum of $300,000 in liability coverage.

No. Short-term rentals are not offered.

Our community does not participate in these programs at this time.

No. Utilities are not included in the rent, and water, sewer, and trash are billed separately.

Rent is due on the 1st and can be paid via Bilt on your resident portal. We offer flexible payments through programs like Flex.

Security deposit refunds are issued within 30 days.

Each home includes a private garage and driveway parking.

No. Guests should park in the resident’s driveway.

No. EV charging stations are not available.

We allow a maximum of two pets per home, with breed restrictions in place for Pit Bull–type breeds (including American Pit Bull Terriers, American Staffordshire Terriers, and Staffordshire Bull Terriers), as well as Rottweilers, German Shepherds, Doberman Pinschers, Akitas, Chow Chows, Alaskan Malamutes, and Siberian Huskies.

The community includes a dog park.

Please contact your local non-emergency line to report a noise complaint. Afterward, kindly email the leasing office to let us know you’ve made a report so our team can document it accordingly.

Smoking is not permitted in the homes or at amenity areas.

The closest airports to Hidden Creek are Zephyrhills Municipal Airport for local travel and Tampa International Airport (TPA) for major domestic and international flights, located approximately 45–60 minutes away.

Public transportation is available through Pasco County Public Transportation.

Lease renewals can be completed by selecting the renewal offer in the resident portal. The lease will then be generated and uploaded for electronic signature.

A 60-day notice is required before moving out.

A 60-day notice must be given prior to move-out. A pre-move-out inspection will be scheduled, and residents must return their keys and notify the office once they have vacated. A final inspection will be completed, and the final account statement will be provided within 7–10 business days.

No. Subleasing is not allowed.

A 60-day written notice is required. A buyout fee equal to two months’ rent applies, and any rent concessions will be billed back if applicable.
